A Roof Leak Isn't Always Where You Think It Is

The location where water appears inside a building is not always where it entered the roofing system. Water can travel beneath roofing materials, along structural components, around penetrations, or through wall transitions before becoming visible inside the property. Effective repair starts with investigating the source rather than simply applying material above an interior stain.

Common Commercial Roofing Problems

  • Open or deteriorated seams
  • Cracked or failed flashings
  • HVAC curb deficiencies
  • Pipe and conduit penetration failures
  • Drain and scupper issues
  • Parapet and transitional wall conditions
  • Membrane punctures and physical damage
  • Deteriorated sealants
  • Ponding-water related deterioration
  • Failed previous repairs
  • Storm-related damage
  • Aging roofing materials

The objective isn't simply to cover the symptom. It's to identify the source and determine the appropriate repair.

Five steps

The Swift Response

  1. Report It

Collect property information, the reported problem, access instructions, interior locations, photos, and other available information upfront. For properties already within the Swift system, previous inspections, repairs, photos, and roofing information can provide context.

Less searching. Less explaining. Better information.

  2. Route It

Coordinate appropriate roofing resources based on property, location, roofing system, reported condition, urgency, and available resources. Swift manages the coordination so the property manager does not have to locate contractors and repeatedly explain the issue.

  3. Diagnose It

Investigate the reported problem and surrounding roof conditions, including membranes, seams, transitions, flashings, HVAC curbs, penetrations, drains, scuppers, parapet walls, prior repairs, and drainage conditions.

  4. Resolve It

Whenever practical and appropriately authorized, the objective is to solve appropriate smaller problems during the initial service visit. Larger repairs, specialized work, additional materials, or work requiring further authorization are documented with a clear recommended solution.

    Arrive → Diagnose → Document → Resolve

  5. Record It

Reported Issue → Findings → Photos → Work Performed → Completion Photos → Recommendations

Each service visit contributes to the property's ongoing historical roofing record.

Pattern Recognition

One Repair Can Tell You More Than You Think

An isolated leak may simply require a repair. Repeated service calls to the same area can indicate a larger developing condition. Swift treats repair history as information about the asset, not merely paperwork. AI-powered portfolio tracking can help organize recurring conditions and changing roofing needs.
